What should we replace our kitchen floor with in our condo?

We are getting ready to sell our condo and need to replace the kitchen floor due to a stain on the current linoleum. What should we replace it with? Regular linoleum again, linoleum that looks like wood, or a laminate wood flooring? We’d like to do it as cheap as possible, but also look nice enough that buyers will like it.

Use armstrong cushion step vinyl in a tile pattern. don’t do any floor prep and don’t use the full spread method. Cheapest best way.
Don’t do ceramic right on top of the vinyl flooring. not a good idea there because in order to lay tile you have to have 1 and 1/4 of flooring more than likely you don’t have that and I don’t recommend putting tile on top of vinyl anyway. however they do have a thinset you can use to put tile right on top of plywood. so you could buy a flooring underlayment and that special thinset and tile.
but don’t shop at lowes or home depot.

I live in Portland, OR, so it gets chilly in the winter. My kitchen was added to the house in 1993, and there’s a crawlspace below it.
